How a gutter survey works in West Leith

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a written report with photos. We survey eaves gutters, fascias and soffits and downpipes, and the problems we are asked to look at most are water backing up from a hidden gutter and hoppers and outlets full of debris.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later.

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage
  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside

Once you know what you need, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.

Gutter surveys in West Leith: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses like Cholesbury Manor House, about 2.3 miles south-east, show how far back building in the area around West Leith goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

For landlords with property near Tring station, a roof report helps you deal with small faults before they turn into a call from a tenant. If your house is among the older ones in the streets near Church of St Martha (Anglian Methodist), corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Tring Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

West Leith is about 5 miles west of Berkhamsted, in Hertfordshire. If you are in West Leith, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Our Hertfordshire coverage includes West Leith. We also survey roofs in Milton Keynes.

West Leith: your questions answered

Is West Leith within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

I let a flat near Tring station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The size of the property and the access affect the price. To get a price, phone 07833 053749 or drop us an email.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Leave it or get it looked at?

It’s easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. A gutter survey helps rule the rainwater system in or out. Older and listed buildings around West Leith may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

How the survey changes by roof type

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. Splits and failed joints in the lead can let water straight in.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

What we do, step by step

After the inspection, everything we found is written up in a report with photos. On timing, most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around West Leith can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Before the survey

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

What this survey cannot tell you

A survey is a close look at the gutter, but it cannot do everything. Its limits include:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.
