Gutter surveys for Tring homes and businesses

How a gutter survey works in Tring

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photos and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We’re often asked to look into blocked outlets and hoppers and water spilling over the gutter edge, across eaves gutters, downpipes and fascias and soffits.

In a smaller place like Tring, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

After the visit, you get a report with photographs, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Each heavy rain puts more water where it shouldn’t be, on walls, timber and sometimes inside. A survey now tells you what needs doing and how urgent it is. Tradespeople may need to travel further to a smaller place like Tring, so it’s useful to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Different roofs, different checks

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.

Box and secret gutters

A box gutter is built into the roof, frequently behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Useful tips for Tring property owners

A survey works best with a little help from you, before and after. Tips:

  • Look for green streaks or damp patches on walls
  • Do not climb a ladder to look in the gutters
  • Ask for valleys and parapet gutters to be cleared too
  • Check that downpipes are firmly fixed to the wall

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

What we cannot see

Before you book, it is worth knowing what a survey won’t do:

  • What’s behind fascias and inside walls
  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of buried drains

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

Common questions in Tring

Do you cover smaller places like Tring?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

I let a flat near Tring station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.

Will you look at parapet and box gutters as well?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and we’ll note that in the report.

How experienced are you?

More than 5,000 surveys over 20+ years.

Will the survey check for asbestos?

No, that needs a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Local roofs in Tring

Historic houses such as Cholesbury Manor House, about 2.9 miles south, show how far back building in the area around Tring goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St Peter St Paul (church of England), its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Tring station, a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces such as Tring Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Homes around Tring often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it is safe, we check the loft for signs of water.
  5. A report with photographs and recommendations follows.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches
