About our gutter survey in Cow Roast

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. Common reasons to book are rotten fascias or stained soffits and downpipes that are split or coming away, on valley gutters, eaves gutters and fascias and soffits.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report records the gutter as we found it on the day. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

Why act early in Cow Roast

A blocked valley or parapet gutter doesn’t spill harmlessly. It can back up into the roof space and the rooms below normally during the worst downpours. It’s worth having these gutters looked at before the wetter months. Where a roof is exposed, as many are in small places like Cow Roast, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Different roofs, different checks

Box and secret gutters

A box gutter is built into the roof, often behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it’s safe to see.

FAQs for Cow Roast

Does a conservation area affect roof work in Cow Roast?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

I let a flat near Tring station. Can you check the roof?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.

What’s the best way to book?

Just call 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you check valley and parapet gutters?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Parts of them may not be visible, and the report says so.

Cow Roast homes and their roofs

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first. Cholesbury Manor House, about 2.7 miles south-west, is one of the historic houses in the wider area around Cow Roast. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Homes near green spaces such as Tring Park can get more leaves in their gutters in autumn. If your house is among the older ones in the streets near Church of St Bartholomew (church of England), its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a building such as Tring School, large buildings have long gutter runs and big roofs that need checking like any other.

How we price gutter surveys

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building
  • If the survey needs thermal imaging or a drone

Prices start from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Dates you are working to, like exchange
  • The property’s address and postcode
  • The kind of building and roof involved

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.

How it works

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Cow Roast can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Preparing for the visit

  • If you are buying, let the agent know when we’re coming
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets out of the way during the survey
