About our gutter survey in Heath End

A gutter needs a steady fall towards its outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you are worried about overflowing eaves gutters and downpipes that are split or coming away, a survey will tell you what’s going on.

Older buildings in small places like Heath End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlords, agents and block managers in Heath End

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Leave it or get it looked at?

Small gutter faults rarely fix themselves. Every downpour adds to the damage, on walls, timber and sometimes inside. Getting it surveyed now shows what needs attention first. For older village homes like those around Heath End, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What you get with us

What a gutter survey looks like in Heath End

Historic houses such as Cholesbury Manor House, about 1.3 miles west, show how far back building in the area around Heath End goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take a building like Hawridge and Cholesbury Church of England School: a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to Church of St Mary: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Berkhamsted station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Heath End is about 2 miles west of Berkhamsted, in Hertfordshire. Roofs in Heath End get the same thorough look as anywhere else in Hertfordshire. Our Hertfordshire coverage includes Heath End and the places around it. Our Milton Keynes page covers surveys nearby.

What a survey costs

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

You do not need to know any roofing terms. It is enough to tell us:

  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • The style of property, from a terrace to a block
  • The address and postcode of the property

Heath End questions

Can a landlord with a rental near Berkhamsted station book a roof survey?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Will you come out to Heath End?

Yes, Heath End is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or email us.

The survey, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take an hour or two at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Heath End, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, you let us know what you’ve seen, like overflows or damp.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Leave side gates unlocked
  • Tell us about parking before the day
  • Show us where any leaks or stains appear

Related advice

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Rot or damp concealed behind fascias or inside walls
  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
