Pre-purchase roof survey in Hastoe: what you get
If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We look at as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. We survey gutters and downpipes, natural slate and clay and concrete tiles, and common reasons people get in touch are bitumen or mortar used in place of proper repairs and gutters that overflow or drip at the joints.
Some older homes in villages like Hastoe are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?
A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today, whatever anyone remembers. For an older or listed building in a place like Hastoe, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

What we do, step by step
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes between one and two hours for a house, or half a day or so for a commercial building. Older rural homes like those around Hastoe can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Check the loft hatch can be reached
- Find any records of previous roof work
- Make sure pets are kept safely away

Advice
What else we do in Hastoe
Tips that help
A survey works best with a little help from you, before and after. Tips:
- Ask when the roof was last worked on
- Ask for any paperwork for recent roof work
- Book once your offer is accepted
- Check we will be able to get into the loft space
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we can’t promise any result.
Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.
What a pre-purchase roof survey looks like in Hastoe
Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Historic houses such as Cholesbury Manor House, about 1.6 miles south-east, show how far back building around Hastoe goes. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing. For an older house near a landmark such as Church of St Martha (Anglian Methodist), a survey will show how the roof has been repaired before, which helps you judge what’s coming. For landlords with property near Tring station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

What this survey cannot tell you
Some things cannot be seen without opening up the roof, so a survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the house (that is a RICS home survey)
- Whether timbers meet design loads
If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Questions from Hastoe
Is my home in Hastoe listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you cover Hastoe?
We do. Every survey there gets the same written report with photographs.
When will the report arrive?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Do you use drones?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
Which days do you carry out surveys?
Visits run seven days a week in the daytime. Let us know your preferred days as you book.
When is the best time to have the roof checked when buying?
The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
Surveys for landlords and agents in Hastoe
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
