Pre-purchase roof surveys for homes and businesses in Tring
Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. If you are worried about slates or tiles that have slipped or gone and gutters choked with leaves and moss, we can find out what’s behind it, whatever the roof.
In a smaller place like Tring, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs frequently have bitumen felt or nothing at all.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Landlords and letting agents in Tring book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.
How it works
After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, most surveys take about 1–2 hours for a house, and about three to four hours for a commercial roof. Being in a smaller place like Tring doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It’s useful to show us anything you’ve already noticed.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Why get it checked now?
A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. On a bungalow or cottage around Tring, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Every price we give includes VAT, and the written report is part of the package. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Tring questions
Do you cover smaller places like Tring?
Yes, we do. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you carry out roof surveys in Tring?
We do. Every survey there gets the same written report with photographs.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access as you book.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
Do you go up on the roof?
Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Roof by roof
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.
Tring homes and their roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
The streets around a church like Church of St Peter St Paul (church of England) are often among the oldest in a place, and if your house is among the older ones nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Cholesbury Manor House lies about 2.9 miles south, so building around Tring goes back a long way. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing. For landlords with property near Tring station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
