Pre-Purchase Roof Survey in Cow Roast
A roof survey before you buy a house or flat in Cow Roast, using drones and thermal imaging where applicable. Call or email for a price.
- Damp timbers or stains in the loft
- Sagging ridge lines or uneven roof slopes
- Bitumen or mortar used in place of proper repairs
How a pre-purchase roof survey works in Cow Roast
The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey flat-roofed extensions and dormers, chimney stacks and the roof space, and common reasons people get in touch are damp timbers or stains in the loft and standing water on a flat extension roof.
Older buildings in small places like Cow Roast may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Should I look at the roof myself first?
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Ask whether there are papers for past roof work
- Share the report with your solicitor
- Ask who repairs the roof under the lease
- Let us know your timetable
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we cannot promise any result.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
What we’re asked to look at in Cow Roast
Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.
Here are some of the things we see often:
- Cracked flaunching or crumbling chimney pointing
- Patch repairs that may hide an ongoing problem
- A ridge or slope that dips
- Blocked or leaking gutters
If you live in an older home near Church of St Bartholomew (church of England), the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
Before booking any roof surveyor
- What follow-up you get after the report
- What the report includes, and whether it has photos
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Their insurance cover

What happens on the day
Every roof is different, but as a rough guide the survey takes between one and two hours at a typical house, with time for the loft where it can be reached. You are welcome to ask questions while we’re there. Somewhere as small as Cow Roast, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Each part of the roof is examined and photographed.

Questions from Cow Roast
Is my home in Cow Roast listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Cow Roast?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Will you climb onto the roof?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where it applies.
When will the report arrive?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we will help you choose.
How long does a pre-purchase roof survey take?
The visit normally takes about 1–2 hours for most houses, and more on a big or complicated roof. We’ll give you an idea of timing when you book.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Do you use drones?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Honest limits
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- How a seller will respond, or what the house is worth
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Walls, floors, services and rooms below the roof
If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.
What this survey covers

What a pre-purchase roof survey looks like in Cow Roast
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
