Surveys for landlords and agents in St Leonards

Landlords and agents in St Leonards book surveys as well as householders. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the survey around it.

How a thermal roof survey works in St Leonards

Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. You can talk the findings through with us at the in-person consultation. There’s a 12-month follow-up as well. If you’re worried about wet areas near outlets and upstands and gaps in loft insulation, a survey will tell you what’s going on, on flat roofs, loft conversions and pitched roof slopes alike.

Somewhere as small as St Leonards, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what can’t be reached safely. Weather and airspace are looked at ahead of the visit, and the journey is planned ahead of time. Steep slopes and tall chimney stacks are where a close-up view adds the most.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Different roofs, different checks

Loft insulation

In the roof space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Parapets, valleys and junctions

Problems where roof slopes and walls meet are frequently hidden. We combine a close visual check with the thermal images.

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Clear leaves from outlets and gutters each autumn
  • Check from ground level or a window, never by climbing
  • Check the loft can be reached safely
  • Remember the conditions on the day affect the results

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Clear outlets and gutters regularly, so water doesn’t sit on the roof. Less standing water means less chance of it getting under the covering.

Flying and imaging in St Leonards

Historic houses such as Cholesbury Manor House, about 1.1 miles east, show how far back building in the area around St Leonards goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Leonard: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we check everything we can see safely. The survey normally takes an hour or two at a typical home, and more on a big or complicated roof. Cottages and farmhouses around St Leonards often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We start by discussing the roof, any signs of damp and how the weather may affect the images.
  2. We carry out a visual inspection of the roof from wherever it can safely be seen.
  3. Thermal images are taken to show differences in surface temperature.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. You get a report with thermal images, photos and our recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared

Advice

FAQs for St Leonards

Do you cover St Leonards?

We do. The survey and report are the same in St Leonards as anywhere else.

How do I find out if my home in St Leonards is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can you check my loft insulation with a thermal camera?

Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it’s warm inside and cold outside. Where we can reach the loft safely, we check there too.

What does a thermal roof survey show?

A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

How long does the survey take?

It typically takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The written report follows by email.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What affects the price in St Leonards

  • How big the roof is
  • Whether it’s a home or a commercial building

  • Features like valleys, chimneys, dormers and parapets

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Size, height and access decide where your roof falls.
