Flat roof surveys for homes and businesses in St Leonards

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey GRP fibreglass, single-ply membranes and felt flat roofs, and people most frequently book us about raised blisters across the surface and failed upstands where the roof meets a wall.

Older buildings in small places like St Leonards may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Questions from St Leonards

Will you come out to St Leonards?

Yes, St Leonards is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Is St Leonards in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we will identify it on the day.

Does a flat roof survey replace a RICS survey?

No. It’s a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance.

How many years has my flat roof got left?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

Roof by roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Common roof problems in St Leonards

No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

These are some of the problems a survey can pick up:

  • A sagging deck under the covering
  • Upstands pulling away from walls
  • Ponding water that does not drain away
  • Outlets that hold water back

The streets around a church like Church of St Leonard are frequently among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to check before booking

  • What they won’t be able to tell you
  • What experience they bring
  • Which viewpoints they use to see the roof
  • Whether you get a written report with photos

What to expect from a roof survey

Flat roof surveys in St Leonards: local notes

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Cholesbury Manor House, about 1.1 miles east, is one of the historic houses in the wider area around St Leonards. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Wendover station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What happens on the day

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. For a village or hamlet like St Leonards, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • If you’re buying, check with the agent that we can get in
  • Let us know about parking near the property

Advice

What a flat roof survey doesn’t cover

To be straight with you, there are limits to any roof survey:

  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough
  • Fragile surfaces, which we don’t walk on

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What we check

  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

What affects the cost of flat roof surveys

Prices always include VAT. The things that change the price are:

  • Extensions, dormers and garages with roofs of their own
  • Whether it is a home or a commercial building
  • The roof’s overall size
  • The use of thermal imaging or a drone

Every price we give includes VAT, and the report is not charged as an extra. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • What kind of property and roof it is

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.
