About our roof survey in Cholesbury
Everything we check, we check safely: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We are often asked to look into loose chimney pots and gutters that overflow in heavy rain, on clay and concrete tiles, lead flashings and natural slate.
In a village or hamlet like Cholesbury, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we cannot see
It helps to know what a survey won’t do before you book:
- An exact number of years the roof has left
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Defects hidden under coverings or inside walls without opening up
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before booking. What a survey covers and does not.
What we look at
- Clay and concrete tiles
- Ridges, hips and valleys
- Natural slate
- The roof space
- Flat roofs
- Lead flashings
- Chimney stacks
Roofs, chimneys and gutters in Cholesbury
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look.
With Cholesbury Manor House about 0.1 miles west, the area around Cholesbury has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. If you look after a building such as Hawridge and Cholesbury Church of England School, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Tring station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Cholesbury: your questions answered
I let a flat near Tring station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How do I find out if my home in Cholesbury is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, and 98% of customers are satisfied.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How the survey changes by roof type
Concrete interlocking tiles
Mortar at ridges and verges frequently cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.
What happens if roof problems are left?
Before you put a home on the market, it is useful to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Older cottages and farmhouses around Cholesbury can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

What happens on the day
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Cholesbury, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
