How a roof survey works in Bellingdon

We inspect whatever is safely visible: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey the roof space, flat roofs and clay and concrete tiles, and the problems we’re asked to look at most are leaking gutter joints and downpipes and worn or blocked valleys.

In a small place like Bellingdon, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • How the roof will behave in every kind of weather
  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we look at

  • The roof space
  • Clay and concrete tiles
  • Lead flashings
  • Natural slate
  • Chimney stacks
  • Flat roofs
  • Ridges, hips and valleys

How it works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. It usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Bellingdon needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photographs and recommendations.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Tell us where we can park nearby
  • Point out any leaks or damp patches

Roof surveys around Bellingdon

Cholesbury Manor House, about 1.2 miles north-west, is one of the historic houses in the wider area around Bellingdon. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Anyone responsible for a site like Hawridge and Cholesbury Church of England School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like St John's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

You don’t need to know any roofing terms. It’s enough to tell us:

  • How the loft is reached, if there is one
  • Why you want a survey: buying, a leak, a storm or new work
  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window

We confirm the price for your roof before booking, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or use the contact form.

Your questions about roof surveys in Bellingdon

Can a landlord with a rental near Berkhamsted station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Bellingdon listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

Do you inspect the roof from on top?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where it applies.

How do I book a survey in Bellingdon?

Just ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

How the survey changes by roof type

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar, as wind can lift them.

Flat roof coverings

Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks often start there.

What we’re asked to look at in Bellingdon

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

A survey can pick up problems such as:

  • Slipped, cracked or missing slates and tiles
  • Torn or sagging underlay
  • Gutters that overflow in heavy rain
  • Leaning or weathered chimney stacks

If you own a rental within reach of Berkhamsted station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Choosing a roof surveyor

  • Their track record with similar roofs
  • What insurance they carry
  • Whether any drone flown is registered with the CAA
  • What’s outside the scope of the survey
