Need a chimney survey in Cholesbury?

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Have the flue swept and checked if you use the fire
  • Check your stacks from ground level after strong winds
  • Use the report as a baseline for future checks
  • Never climb onto the roof to look at a chimney

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect, so it’s easy to follow.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

How a chimney survey works in Cholesbury

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and our recommendations. We are frequently asked to look into frost-damaged brickwork on the stack and flaunching that has broken away, on brick chimney stacks, lead flashings and flaunching.

Somewhere as small as Cholesbury, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Do you need a chimney survey in Cholesbury?

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. Most people book after spotting damp or a loose pot, or before buying.

Typical things we’re asked to look at include:

  • Bricks with flaking faces
  • Unused flues sealed without airflow
  • Damaged chimney pots and cowls
  • Damp on a chimney breast inside

Anyone responsible for a site like Hawridge and Cholesbury Church of England School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Before you book any roof surveyor

  • Their insurance cover
  • Whether you get a written report with photos
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the loft is part of the inspection

What’s in a roof survey

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Local roofs in Cholesbury

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, and flat-roofed additions turn up almost everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. About 0.1 miles west lies Cholesbury Manor House, a reminder of how long the area around Cholesbury has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Tring station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. The streets around a church such as Church of St Lawrence are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Cholesbury is about 3 miles west of Berkhamsted, in Hertfordshire. Anywhere in Cholesbury, we can carry out chimney surveys at your property. Our Hertfordshire coverage includes Cholesbury and the places around it. Our Milton Keynes page covers surveys nearby.

When you need someone else

To be straight with you, a roof survey has limits:

  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer
  • Conditions inside walls

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Chimney breasts
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Chimney pots and cowls
  • Flaunching

What a survey costs

A few things affect what a survey costs:

  • If the survey needs thermal imaging or a drone
  • The shape of the roof and its details
  • The size of the roof
  • Whether it is a home or a commercial building

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Getting in touch

You do not need to know any roofing terms. It’s enough to let us know:

  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, such as an exchange date
  • How the loft is reached, if there is one

Most bookings start with a short call: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

Your questions about chimney surveys in Cholesbury

Do you survey roofs for landlords with property near Tring station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Is my home in Cholesbury listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Is a leaning chimney dangerous?

Don’t ignore it. Leaning frequently comes from mortar breaking down unevenly. We record its condition with photos, and a structural engineer can confirm whether it is stable.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.

What does a roof survey cost?

Prices start from £150, including VAT. We confirm the price for your survey before booking, based on the roof’s size, access and package. To get a price, ring 07833 053749 or send us an email.

What we do, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours for most houses, and longer for a large or complex roof. Older roofs in small places like Cholesbury can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Keep pets inside or away from the areas we are looking at
  • Have any questions written down, so nothing gets missed
  • Let us know about parking before the day
