Chimney surveys for homes and businesses in Bellingdon
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. We survey chimney pots and cowls, chimney breasts and brick chimney stacks, and the problems we’re asked to look at most are flashings pulling away from the stack and damp patches on chimney breasts.
Somewhere as small as Bellingdon, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why get it checked now?
A loose pot or brick can fall from height. A survey picks them out so they can be made safe by a roofer. Where a roof is exposed, as many are in small places like Bellingdon, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. You will know the exact price before booking.

Different roofs, different checks
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Questions from Bellingdon
Can a landlord with a rental near Berkhamsted station book a roof survey?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.
Is my home in Bellingdon listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
My chimney looks like it’s leaning. What should I do?
It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.
How do I book a survey in Bellingdon?
To book, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Are you structural engineers?
No. We are roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Roofs, chimneys and gutters in Bellingdon
Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Cholesbury Manor House about 1.2 miles north-west, Bellingdon sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Berkhamsted station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Hawridge and Cholesbury Church of England School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to St John's Church: old fixings, lead flashings and tall chimneys are typical of older roofs.

What happens on the day
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two on an ordinary house, and more on a big or complicated roof. Around Bellingdon, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We go through the chimneys, any damp and any work done on them.
- We check every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there’s access.
- The report, with photos and recommendations, is emailed to you.
How to prepare
- Agree roof access with the managing agent if it’s shared
- Find any records of previous roof work
- Leave a clear route to the loft

What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Flue inspections or sweeping
- What’s inside the brickwork or behind render, without opening up
- Whether a stack needs rebuilding on structural grounds
If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.

What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
