Chartridge Chimney Survey
A careful look at the chimney stack at your property in Chartridge, and put it all in a photo-illustrated written report.
- Frost-damaged brickwork on the stack
- Worn or missing pointing
- Cracked or missing flaunching
How a chimney survey works in Chartridge
If a chimney looks out of line, it is worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. If you’ve noticed cracked or missing flaunching and a chimney out of line, we can find out what’s behind it.
Older buildings in small places like Chartridge may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
After the visit, you get a report with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Tips that help
These tips come from what we see on roofs every week:
- Have the flue swept and checked if you use the fire
- Ask for ventilated caps on redundant stacks
- Note any damp on chimney breasts and when it appears
- Do not use a ladder to reach the stack yourself
Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Check redundant flues are capped with ventilation. That helps stop damp building up inside.

What we do, step by step
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours for most homes, a little longer where there are several stacks. Around Chartridge, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can safely be seen.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photographs and recommendations, is emailed to you.

Chartridge homes and their roofs
Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses like Cholesbury Manor House, about 2.1 miles north, show how far back building in the area around Chartridge goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
Landlords with a home close to Great Missenden station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Chartridge Combined School: large buildings have long gutter runs and big roofs that need checking like any other.

Your questions about chimney surveys in Chartridge
Will you come out to Chartridge?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Can a landlord with a rental near Great Missenden station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. Just ring 07833 053749 or email us and let us know about the building.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
What causes damp on a chimney breast?
Typically it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do you climb onto every roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Do you use drones?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Landlord and commercial surveys in Chartridge
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or drop us an email.
Should I look at the roof myself first?
A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Do you need a chimney survey in Chartridge?
Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. When flashings fail, water frequently shows up in the loft or on the chimney breast. Lead is also a target for theft.
A survey can pick up problems such as:
- Signs that a stack is leaning
- Loose, cracked or missing pots
- Staining on walls around the chimney
- Mortar washing out of the joints
Take an older house close to St John's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- Whether VAT is added on top
- Their track record with similar roofs
- How long the report takes to arrive
