Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Drone roof survey in Chartridge

We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Before every flight, we check the airspace and the weather. Safety comes first on every visit. Typical surveys look at blocked valleys and parapet gutters and ridge and hip pieces working loose, across large and complex roofs, tall and steep roofs and flat roofs on upper floors.

In a small place like Chartridge, open ground can mean strong wind. Strong wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

What we do, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes about 1–2 hours for most houses, and more on a big or complicated roof. Older roofs in small places like Chartridge can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. We fly over the roof, keeping the camera on the property we’re surveying.
  4. If the loft can be reached safely, it’s checked too.
  5. The report sets out what we found, with photos and recommendations.

Advice

What we look for on each type of roof

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. We check outlets and photograph any build-up.

Large commercial roofs

Cement sheet roofs on buildings from before 2000 may contain asbestos. We flag it in the report so a specialist asbestos surveyor can check.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Book early if you’re near an airport
  • Keep dogs indoors during the visit
  • Allow for a change of day in poor weather
  • Share the postcode so we can check for restrictions

Keep the photos with your property records. They give you something to compare against later, and they help if you sell.

Have high or hard-to-reach roofs surveyed every few years. Regular photos make changes easy to spot, and early repairs keep water out.

Questions from Chartridge

Does a conservation area affect roof work in Chartridge?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is drone flying allowed in Chartridge?

It depends on the exact address and the weather on the day. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.

How long is the visit?

Most surveys take about one to two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. The report follows by email.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How fast do I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.

Drone roof surveys around Chartridge

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. The wider area around Chartridge has a long history of building, with Cholesbury Manor House about 2.1 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as St John's Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For site and facilities teams at buildings such as Chartridge Combined School, a drone or thermal camera can show a large roof in a single visit.

Why act early in Chartridge

On a tall building, problems are frequently found only when water comes in. By then, timbers, ceilings and insulation may be wet. Looking from above picks up the early signs. Where a roof is exposed, as many are in small places like Chartridge, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
