How a drone roof survey works in Ballinger Common
Before any flight, we check the airspace. Near protected airports such as Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If we can’t fly, we use other safe vantage points instead and explain why. Prisons have their own drone restriction zones too. Common reasons to book are debris building up in hidden gutters and storm damage on steep or tall roofs, on large and complex roofs, fragile roofs and tall and steep roofs.
Older buildings in small places like Ballinger Common may be listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Honest limits
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Whether the roof structure meets design loads
- Flights in strong wind or a downpour
- Roofs and gardens beyond the one we are surveying
If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

How the survey changes by roof type
Valleys and parapet gutters
A butterfly roof drains to a central valley gutter. It’s almost impossible to see from ground level, but a drone shows it clearly.
Steep slate and tile slopes
Steep roofs are risky to walk on. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.
What we do, step by step
The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Ballinger Common, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We start by checking the airspace and any restrictions at your address.
- Where a flight restriction zone or restricted area applies, we seek permission first.
- On the day, we check the weather and the site before flying.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- Your report arrives by email, with close-up photos and recommendations.
Before the survey
- Have any paperwork from past roof work to hand
- If you are buying, check with the agent that we can get in
- Point out any leaks or damp patches

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, call 07833 053749 or use the contact form.
Advice
What you can safely check yourself
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
When to book a survey in Ballinger Common
Walking on some roofs does more harm than good. Older slates and tiles break easily, and fragile sheet roofs are dangerous to walk on. A drone lets us see them closely without touching them.
A survey can pick up problems such as:
- Debris building up in hidden gutters
- Moss building up on slopes and in gutters
- Slates or tiles shifted by high winds
- Slipped or missing slates on a high roof
If you own one of the older houses in the streets near St Mary's, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Ballinger Common questions
Is Ballinger Common within the area you cover?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Does a conservation area affect roof work in Ballinger Common?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will the drone film my neighbours?
We point the camera at your roof only. Next door’s windows and gardens are kept out of shot as far as possible. A quick word with the neighbours is a good idea.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Does your drone take thermal images?
Our drone survey is about close-up photos. If you need thermal imaging, it is part of the Premium Survey, as a separate check.
How long have you been surveying roofs?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which can make access easier.
Landlords, agents and building managers in Ballinger Common and across Buckinghamshire can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or email us.
