How a gutter survey works in Ballinger Common

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We survey outlets and hoppers, fascias and soffits and downpipes, and people most often book us about leaking or loose downpipes and hoppers and outlets full of debris.

In a small place like Ballinger Common, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Check that downpipes are firmly fixed to the wall
  • Check for spilling water in a downpour
  • Look for new stains on ceilings below valleys after rain
  • Get trees that overhang the gutters trimmed

If anything in the report is not clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Gutter surveys around Ballinger Common

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.6 miles north-east lies Cholesbury Manor House, a reminder of how long the area around Ballinger Common has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as St Mary's, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building such as Lee Common Church of England School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Great Missenden station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How we price gutter surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Booking your survey

If you can, have these to hand when you contact us:

  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

FAQs for Ballinger Common

Does a conservation area affect roof work in Ballinger Common?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Ballinger Common?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you give me structural calculations?

No. Our survey is not a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. The report says if anything couldn’t be seen.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or send us an email for a price.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The inside of buried drains
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s behind fascias and inside walls

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Ballinger Common, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Let us know about any leaks, stains or damp patches you know of
