About our gutter survey in Hyde End

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. We survey fascias and soffits, valley gutters and downpipes, and common reasons people get in touch are sagging gutters and loose brackets and downpipes that are split or coming away.

Somewhere as small as Hyde End, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Nothing in the report is left vague: if work is needed, the report says so clearly.

What we are asked to look at in Hyde End

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.

We’re frequently asked to look at:

  • Overflowing eaves gutters
  • Gutters that have fallen out of line
  • Gutters packed with leaves or moss
  • Water backing up from a hidden gutter

For landlords with property near Great Missenden station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book any roof surveyor

  • How much experience they have with roofs like yours
  • Is VAT included in the price?
  • Will they check the loft as well as the outside?
  • Whether any drone flown is registered with the CAA

What a roof survey includes

How the survey changes by roof type

Fascias and soffits

Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

For landlords and managing agents

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Hyde End homes and their roofs

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. Historic houses like Cholesbury Manor House, about 3.7 miles north, show how far back building in the area around Hyde End goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

Anyone responsible for a site like Hyde Heath Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours on an ordinary house, and more on a big or complicated roof. Around Hyde End, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Jot down any questions you want answered
  • Note where any stains or damp appear
  • Clear the way to the loft hatch

Common questions in Hyde End

Can a landlord with a rental near Great Missenden station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details.

Do you cover smaller places like Hyde End?

We do. Villages and rural addresses get the same survey as a town house.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Are hidden gutters like valleys and box gutters included?

Yes. Hidden gutters are a common cause of leaks inside so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

What’s the price of a gutter survey?

Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or drop us an email.

Will you check the drains below ground?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What this survey can’t tell you

It helps to know what a survey will not do before you book:

  • Parts of gutters that can’t be seen safely
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.
