Chimney survey in Hyde End
Redundant chimneys are common, particularly where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. Common reasons to book are mortar washing out of the joints and a stack that appears to lean, across lead flashings, brick chimney stacks and shared and party-wall stacks.
In a village or hamlet like Hyde End, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Hyde End: your questions answered
How do I find out if my home in Hyde End is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Hyde End within the area you cover?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Why is my chimney breast damp?
There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.
Can you survey at the weekend?
Surveys run on any day of the week. To arrange a date, ring 07833 053749 or use the contact form.
How quickly is the report sent?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
What if it rains on the day?
It depends on the weather and the survey. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Chimney surveys around Hyde End
The wider area around Hyde End has a long history of building, with Cholesbury Manor House about 3.7 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For site and facilities teams at buildings such as Hyde Heath Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a survey costs
To price your survey, we look at:
- The package you choose: Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- Any need for thermal images or a drone flight
- Extensions, dormers and garages with roofs of their own
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
Getting in touch
You do not need to know any roofing terms. It is enough to let us know:
- Whether there is a loft hatch, a shared roof or tricky access
- The address and postcode of the property
- The type of building and roof, such as pitched or flat
- Any deadline, such as an exchange date
To book a survey, call 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Roof by roof
Chimney pots and cowls
Damaged pots are a safety concern as well as a leak risk. We photograph each pot and note any damage.
Flaunching
Cracked flaunching is one of the most common chimney defects we record. It is normally a modest repair when it is caught early.
Common roof problems in Hyde End
Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.
Here are some of the things we see often:
- Damaged chimney pots and cowls
- Spalled or crumbling bricks
- Damp on a chimney breast inside
- Lifted or split lead flashings
If you let a flat or house near Great Missenden station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Before booking any roof surveyor
- Whether the loft is part of the inspection
- How long the report takes to arrive
- How they plan to inspect the roof safely
- What’s outside the scope of the survey
When you need someone else
In fairness, there are limits to any roof survey:
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Whether a stack needs rebuilding on structural grounds
- Checks on boilers, fires or their flues
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and doesn’t.

- Chimney breasts
- Chimney pots and cowls
- Brick chimney stacks
- Flaunching
- Lead flashings
The survey, step by step
The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes an hour or two at most homes, with bigger or more complicated roofs taking longer. In a hamlet or village like Hyde End, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there’s safe access, we check the stack in the loft and the chimney breasts for damp.
- The findings are written up with photographs and recommendations and emailed to you.
Getting ready for the survey
- Check the loft hatch can be reached
- Buyers: confirm access with the estate agent or seller
- For a flat or shared roof, check access with the freeholder or managing agent
