How a landlord roof survey works in Chartridge

With a shared roof, it’s not always clear what’s wrong or where. We look at the roof from each safe vantage point, including from the roof space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. We can only inspect the parts of a shared roof we are allowed to reach. We survey blocks of flats, flat roofs on blocks and shared roofs, and the problems we’re asked to look at most are chimney stacks in poor repair and blocked gutters over flats.

In a small place like Chartridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Where we can’t see part of the let or shared roof, the report says so. That way, it’s clear what was covered and what wasn’t.

How it works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for most houses, and more on a big or complicated roof. Cottages and farmhouses around Chartridge often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

What we are asked to look at in Chartridge

A roof nobody lives directly under can be easy to overlook. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

A survey can pick up problems like:

  • Failed flashings at walls and chimneys
  • Ceiling stains reported by tenants
  • Mortar falling from ridges and verges
  • Damaged pots and flaunching

If you let a flat or house near Great Missenden station, the gap between tenancies is a good time to have the roof looked at.

Tips that help

Small things make a difference. Our tips:

  • Keep roof outlets and gutters clear
  • Give residents notice before a survey
  • Put urgent roof work at the top of the list
  • File each roof report for future reference

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Act on urgent items in the report first and schedule the others. Left alone, minor faults usually get worse.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We record anything visible.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Local roofs in Chartridge

About 2.1 miles north lies Cholesbury Manor House, a reminder of how long the area around Chartridge has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to St John's Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Chartridge Combined School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Your questions about landlord roof surveys in Chartridge

Does a conservation area affect roof work in Chartridge?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Chartridge?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

What’s the price of a landlord roof survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Blocks are priced on their size and roofs, so ring 07833 053749 or drop us an email for a price.

How do I arrange a landlord roof survey in Chartridge?

It’s easiest to phone 07833 053749 or email us. Give us the address and a few details about the roof, and we will suggest the right survey. We survey seven days a week.

How experienced are you?

More than 5,000 surveys over 20+ years.

Do you need access to all the flats?

We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.

How much time does the visit need?

A visit typically takes about one to two hours for a house, and longer for a block or a building with several roofs. We’ll give you an idea as you book.

Why get it checked now?

Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. For older village homes like those around Chartridge, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
