FAQs for Pond Park
Can a landlord with a rental near Amersham station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
How do I find out if my home in Pond Park is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you check the loft?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
How do I book a survey in Pond Park?
Just call 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Landlord roof survey in Pond Park
With a shared roof, it’s not always clear what’s wrong or where. We look at the roof from every safe viewpoint including the loft and flats where access is arranged. The report records the condition of each part giving all parties the same information. Where neighbours share the roof, we can only inspect what we are given access to. We survey blocks of flats, flat roofs on blocks and converted houses, and people most often book us about parapets and upstands in poor repair and flashings that have come away.
In a smaller place like Pond Park, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Leave it or get it looked at?
Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. On a bungalow or cottage around Pond Park, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Roofs, chimneys and gutters in Pond Park
Historic houses like Cholesbury Manor House, about 3 miles north-west, show how far back building in the area around Pond Park goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first.
If you let a flat or house near Amersham station, the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Ivingswood Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before and after the survey
These tips come from what we see on roofs every week:
- Check your lease or ask a solicitor about who pays
- Keep past survey reports with the building’s records
- Don’t wait for a leak to survey the roof
- Do not store items over the loft hatch
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.
Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.
How the survey works
Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. In a smaller place like Pond Park, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- Each roof is looked at from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.

When you need someone else
Before you book, it is worth knowing what a survey won’t do:
- Parts of the roof we cannot safely see or access
- The rest of the building, as a RICS Level 2 or 3 survey would
- Asbestos testing of roof sheets or soffits
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

- Flat roofs on blocks
- Blocks of flats
- Shared roofs
- Rented houses
- Gutters and downpipes
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
