FAQs for Pond Park

I let a flat near Amersham station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.

Will you come out to Pond Park?

Yes, Pond Park is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Does a roof survey replace a structural engineer?

No. We report on the roof’s condition, and Standard and Premium include structural checks. It is not a structural engineer’s report and doesn’t include calculations.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

What do you check on a roof survey?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. You get a photo-illustrated written report and recommendations.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

Roof survey in Pond Park

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. A survey shows which parts of your roof are wearing. Knowing that helps you plan work before it becomes urgent. If you’ve noticed leaking gutter joints and downpipes and ponding, splits or blisters on flat roofs, we can find out what’s behind it.

In a smaller place like Pond Park, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why act early in Pond Park

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them. With lower homes, common in places like Pond Park, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Useful tips for Pond Park property owners

A little preparation and a few simple habits help. Our tips:

  • Mention any flat roofs as well as the main roof
  • Look for debris in the garden after high winds
  • Gather any paperwork for past roof work
  • Leave roof access to professionals

File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.

Do not block the vents at the eaves. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to Pond Park is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photos and recommendations.

How to prepare

  • Leave a clear route to the loft
  • Find any records of previous roof work

Advice

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Pond Park homes and their roofs

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

For landlords with property near Amersham station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Ivingswood Academy will know that large buildings have long gutter runs and big roofs that need checking like any other.

What affects the price in Pond Park

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • How big the roof is
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What to tell us when you get in touch

Getting the details right at the start saves time. Please include:

  • Pictures of the roof from a safe spot, if you have them
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Where the property is, with the postcode

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

Common roof problems in Pond Park

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It’s frequently mistaken for a leak.

Signs worth acting on include:

  • Ridge tiles that have lifted or moved
  • Blocked, sagging or leaking gutters
  • Loose chimney pots
  • Debris building up in roof valleys

Historic houses like Cholesbury Manor House, about 3 miles north-west, show how far back building around Pond Park goes. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up.
