About our pre-purchase roof survey in Chartridge
A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. If you’re worried about lead that has worked loose at a wall or chimney and gutters choked with leaves and moss, a survey will tell you what’s going on, on the roof space, flat-roofed extensions and dormers and chimney stacks alike.
Some older homes in villages like Chartridge are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Buying a home or a new roof in Chartridge
Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
Cholesbury Manor House, about 2.1 miles north, is one of the historic houses in the wider area around Chartridge. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you live in an older home near St John's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What you can safely check yourself
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Honest limits
A survey is a close look at the roof, but it cannot do everything. Its limits include:
- How a seller will respond, or what the house is worth
- Structural calculations (that is a structural engineer’s job)
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.
What we look at
- The roof space
- Chimney stacks
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Natural slate
- Clay and concrete tiles
- Lead flashings and valleys
How the survey works
Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for a house; commercial roofs usually need 3–4 hours. Older roofs in small places like Chartridge can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from every safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Before the survey
- Leave side gates unlocked
- Leave a clear route to the loft
- Point out any leaks or damp patches

Signs you need a pre-purchase roof survey in Chartridge
Rear extensions, dormers and garages often have flat roofs. Felt flat roofs frequently last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.
A survey makes sense if you’ve noticed:
- Loose pots and cracked flaunching
- Worn or lifted lead flashings
- Old water stains in the roof space
- Gutters choked with leaves and moss
Landlords with a home close to Great Missenden station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.
What to check before booking
- Whether the loft space is looked at, where there is one
- Which limits apply to the survey
- Which viewpoints they use to see the roof
- How long the report takes to arrive
Why act early in Chartridge
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
Every price we give includes VAT, and the report is not charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Different roofs, different checks
Clay and concrete tiles
Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.
