Chartridge Electronic Leak Detection

We take a careful look at the flat roof membrane at your property in Chartridge, and put it all in a written report with photos.

  • A flat roof leak that can’t be traced
  • Holes left by work on the roof
  • Patched roofs that still leak

Electronic leak detection in Chartridge

Our ELD report shows where each breach was found with photos. Your roofer can then repair those points rather than guessing. We do not estimate repair costs; that is for your roofer to price. A retest after repairs can check the work if the build-up allows. You get a photo-illustrated written report. We survey green roofs, flat roof membranes and commercial flat roofs, and common reasons people get in touch are waterproofing to test before it’s covered and holes left by work on the roof.

In a village or hamlet like Chartridge, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Useful tips for Chartridge property owners

Here are a few things we’d tell any owner:

  • Avoid repeated repairs without finding the cause
  • Ask contractors to protect the membrane
  • Tell us about the membrane and build-up if you know it
  • Test new membranes before covering them

File the report with your roof paperwork. It shows the condition of the membrane on that date.

Ask trades working on the roof to protect the membrane when fitting equipment. Check the roof after they’ve finished.

Questions from Chartridge

Is my home in Chartridge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Chartridge within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Is the repair part of the test?

No, our part is finding the breaches. Your roofer uses the report to target the repair.

Will you fly a drone over my roof?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What happens on the day

Every roof is different, but as a rough guide the survey takes a length of time set by the roof’s area and construction, which we set out in the quote. If you have questions on the day, just ask. Older roofs in small places like Chartridge can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Preparing for the visit

  • For a flat or shared roof, check access with the building owner or managing agent
  • Tell us about parking before the day
  • Have any paperwork from past roof work to hand

Booking a survey

Most bookings start with a short call: ring 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Advice

Electronic leak detection in Chartridge: local notes

Historic houses such as Cholesbury Manor House, about 2.1 miles north, show how far back building in the area around Chartridge goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For an older house near a landmark like St John's Church, the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Chartridge Combined School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What’s in a roof survey

Why it is worth a survey now in Chartridge

Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first, so the repair can be targeted. Where a roof is exposed, as many are in small places like Chartridge, driving rain gets into any weakness, and damp in older walls is slow to dry out.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for the job before you book.
