About our pre-purchase roof survey in Ballinger Common

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a proper look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. You get a photo-illustrated written report. We survey gutters and downpipes, chimney stacks and the roof space, and common reasons people get in touch are worn or lifted lead flashings and chimney mortar that has eroded.

Being in a small place like Ballinger Common makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Ballinger Common: your questions answered

Is Ballinger Common in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Ballinger Common listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

How long does a pre-purchase roof survey take?

Allow between one and two hours for a house, though large, tall or awkward roofs take more time. We’ll give you an idea of timing as you book.

Which days do you carry out surveys?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or drop us an email.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Tips from our surveys

Most of what helps is simple and safe from ground level. Our suggestions:

  • Book once your offer is accepted
  • Ask for any paperwork for recent roof work
  • Ask for loft access on the day
  • Mention any deadline when you contact us

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.

When you need someone else

In fairness, a roof survey has limits:

  • How a seller will respond, or what the house is worth
  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older rural homes like those around Ballinger Common can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • Clear the way to the loft hatch
  • Tell us where we can park nearby
  • Point out any leaks or damp patches

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Why it is worth a survey now in Ballinger Common

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. For older village homes like those around Ballinger Common, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before you book.

Roof by roof

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

Buying a home or a new roof in Ballinger Common

Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

The streets around a church such as St Mary's are often among the oldest in a place, and if yours is one of the older homes nearby, the roof may have had decades of patch repairs, and the survey shows where they are. Historic houses such as Cholesbury Manor House, about 2.6 miles north-east, show how far back building around Ballinger Common goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you own a rental within reach of Great Missenden station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
