How the survey changes by roof type

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Chimney survey in Buckland Common

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. You get a written report with photographs and our recommendations. It suits a single stack on a house as well as several on a larger building. Common reasons to book are staining on walls around the chimney and a chimney out of line, across flaunching, shared and party-wall stacks and lead flashings.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Have brackets on the chimney checked
  • Leave close inspection to people with safe access
  • Ask about consent before removing a chimney on an older property
  • Book a sweep for flues that are in use

You can send the report to roofers or builders for quotes. Because everyone is pricing the same findings, the quotes are easier to compare.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Checks on boilers, fires or their flues
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Conditions inside walls

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

  • Shared and party-wall stacks

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Buckland Common: your questions answered

I let a flat near Wendover station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building, including who will give access on the day.

Will you come out to Buckland Common?

Yes, Buckland Common is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Should a redundant chimney be removed?

There’s no single answer. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

What a chimney survey looks like in Buckland Common

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Cholesbury Manor House, about 0.6 miles east, is one of the historic houses in the wider area around Buckland Common. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Church of St Lawrence, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces like Tring Park can get more leaves in their gutters in autumn. For landlords with property near Wendover station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours at most homes, or half a day or so for a commercial building. Older roofs in small places like Buckland Common can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. The findings are written up with photos and recommendations and emailed to you.
