Ashendon Roof Survey
We take a careful look at the roof at your property in Ashendon, with photos and a written report.
- Loose ridge or hip tiles
- Standing water on a flat roof
- Gutters that overflow in heavy rain
How a roof survey works in Ashendon
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. If you are worried about gaps in the roof where coverings have gone and leaning or weathered chimney stacks, a survey will tell you what’s going on.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens if roof problems are left?
By the time water marks a ceiling, it is often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Photograph stains when they appear
- Keep the report with your property records
- Let us know about any leaks or stains you’ve seen
- Include dormers, porches and garages when booking
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
What we’re asked to look at in Ashendon
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
It is worth booking a survey if you’ve seen:
- Water stains on rafters and ceiling joists
- Flashings that have come away from the wall
- Standing water on a flat roof
- Loose ridge or hip tiles
Landlords with a home close to Haddenham & Thame Parkway station may find that a dated record of the roof is useful when planning maintenance across a let.
Questions to ask before you book
- Is VAT included in the price?
- What the report includes, and whether it has photographs
- When you’ll get the report
- Which viewpoints they use to see the roof
What we do, step by step
Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Ashendon frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a report with photographs and recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Tell us where we can park nearby
- Clear the way to the loft hatch

Roofs, chimneys and gutters in Ashendon
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Ashendon has a long history of building, with Waddesdon Manor about 2.3 miles north-east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.
For an older house near a landmark like Parish Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first.

How the survey changes by roof type
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks frequently start there.
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.
Your questions about roof surveys in Ashendon
How do I find out if my home in Ashendon is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey roofs for landlords with property near Haddenham & Thame Parkway station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
What do you check on a roof survey?
All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
How much does a roof survey cost in Ashendon?
Roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Do you carry out surveys on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
What a roof survey does not cover
Some things can’t be seen without opening up the roof, and that sets some limits:
- A promise that the roof won’t leak in future
- A structural engineer’s report
- What’s under the slates, tiles or felt
