Roof surveys in Kingswood

Roof surveys for homes and businesses in Kingswood

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey chimney stacks, clay and concrete tiles and natural slate, and people most often book us about debris building up in roof valleys and leaking gutter joints and downpipes.

Somewhere as small as Kingswood, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Roofs, chimneys and gutters in Kingswood

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. The wider area around Kingswood has a long history of building, with Waddesdon Manor about 3 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Grendon Underwood Combined School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

How the survey works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a typical home, or half a day or so for a commercial building. Somewhere as small as Kingswood, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photos and recommendations.

How to prepare

  • Leave side gates unlocked
  • Clear the way to the loft hatch
  • Check pets are kept safely away

How to book

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, call 07833 053749 or drop us an email.

Advice

What we look for on each type of roof

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. We note any lean or loose pots.

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Useful tips for Kingswood property owners

Nothing here needs a ladder. A few suggestions:

  • File the report with your home documents
  • Find records of any re-roofing or repairs
  • Look for debris in the garden after high winds
  • Let us know about past leaks

File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where applicable.

Leave it or get it looked at?

Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention. In a small place like Kingswood, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

What a roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The condition of the rest of the building (that is a RICS home survey)
  • Faults hidden behind ceilings or boarding
  • Asbestos testing of any kind

Kingswood questions

Does a conservation area affect roof work in Kingswood?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Kingswood?

Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Are you insured?

We hold professional indemnity and public liability insurance.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Will you check the loft?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How long does the visit take?

Allow roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. We will confirm what to expect when we arrange the visit.
