How a roof survey works in Wormstone
A roof survey tells you what condition your roof is in, before small faults become big ones. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. You get a photo-illustrated written report and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. If you’re worried about cracked or blistered flat roof coverings and loose chimney pots, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Wormstone, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What this survey can’t tell you
Some things cannot be seen without opening up the roof, and that sets some limits:
- Walls, floors and services below the roof
- What’s under the slates, tiles or felt
- Confirmation of asbestos in soffits or cement sheets
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.
Roof types and parts we check
- Flat roofs
- Natural slate
- The roof space
- Lead flashings
- Ridges, hips and valleys
- Clay and concrete tiles
- Chimney stacks
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Questions from Wormstone
How do I find out if my home in Wormstone is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Wormstone?
Yes. Wormstone is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Are you insured?
We hold professional indemnity and public liability insurance.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when booking.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
Wormstone homes and their roofs
Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Take an older house close to St Michael and All Angels' Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Aylesbury Vale Parkway station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Waddesdon Church of England School: a written record of a large roof helps plan work for the holidays rather than in term time.

Leave it or get it looked at?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry. Older and listed buildings around Wormstone may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

How the survey changes by roof type
Natural slate
Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles.
How it works
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In a small place like Wormstone, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint, inside and out.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- Unlock side gates and any roof access doors
- Clear the way to the loft hatch
- Keep pets out of the way during the survey
How to book
Most bookings start with a short call: phone 07833 053749 or use the contact form, and we’ll ask about the building and what you need. The price is agreed before a date is set.
