FAQs for Kingswood
Will you come out to Kingswood?
We do. A small place gets exactly the same survey as a big one.
Do you carry out roof surveys in Kingswood?
Yes, Kingswood is one of the places we work. Every survey there gets the same written report with photos.
How do you inspect a chimney without scaffolding?
We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. We note anything we couldn’t see.
Do you climb onto every roof?
Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access as you book.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
About our chimney survey in Kingswood
A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed flashings pulling away from the stack and staining on walls around the chimney, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Kingswood, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. If you have questions on the day, just ask. For a village or hamlet like Kingswood, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- First we talk through the stacks, their history and any problems.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the roof space.
- The report, with photos and recommendations, is emailed to you.
How to prepare
- Make sure the loft hatch can be reached
- For flats, check roof access has been agreed
- Find any records of previous roof work

Related advice
Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Different roofs, different checks
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. We check that they look secure and undamaged.
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.

Other services in Kingswood
Leave it or get it looked at?
Cracked flaunching and worn pointing are often modest repairs when they’re caught early. Leave it, and frost can work the stack loose, and the work grows. For older village homes like those around Kingswood, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.
