Chimney surveys for homes and businesses in Westcott
A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. We also look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos and our recommendations. It suits a single stack on a house as well as several on a larger building. Common reasons to book are frost-damaged brickwork on the stack and a stack that appears to lean, on lead flashings, brick chimney stacks and chimney pots and cowls.
Older buildings in small places like Westcott may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Questions from Westcott
Is Westcott within the area you cover?
Yes, Westcott is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can a landlord with a rental near Aylesbury Vale Parkway station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need.
Does the weather affect the survey?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
What does a chimney survey cover?
The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
How much is a survey?
Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first. Tell us about it when you book and we’ll plan the survey around it.
Do you need to go on the roof to check the chimney?
We look from the ground, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.
What affects the cost of chimney surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Helping us price your survey
The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:
- Any photos you have, taken from the ground or a window
- Your timetable, like an exchange date
- Where water is showing inside, if it is
- Your postcode, so we can check access and travel
Booking is simple: just phone 07833 053749 or drop us an email and give us a few details about the property and we will suggest the right survey. We confirm the price before anything is booked.
How the survey works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. Most surveys take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Westcott often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
How to prepare
- Let us know where we can park nearby
- If the roof is shared, arrange access with whoever manages the building
- Note where any stains or damp appear
Arrange a survey
If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or drop us an email.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Conditions inside walls
- Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
- Whether a gas appliance or its flue is safe
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and does not.
What this survey covers
- Chimney pots and cowls
- Shared and party-wall stacks
- Flaunching
- Lead flashings
- Chimney breasts
- Brick chimney stacks
Should I look at the roof myself first?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Chimney surveys around Westcott
With Waddesdon Manor about 0.9 miles east, Westcott sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take a building like Westcott Church of England School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Aylesbury Vale Parkway station may find that a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Roof by roof
Chimney pots and cowls
A loose or cracked pot can fall from height. We record their condition with photos.
Flaunching
Flaunching is the mortar on top of a stack that holds the pots and sheds water. Once it cracks, water can get straight into the brickwork.
Leave it or get it looked at?
For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Where a roof is exposed, as many are in small places like Westcott, driving rain gets into any weakness, and damp in older walls is slow to dry out.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
