Flat roof survey in Westcott, Buckinghamshire
We carry out flat roof surveys in Westcott and the rest of Buckinghamshire. We survey on weekdays, Saturdays and Sundays.
- Damaged trims at the roof edge
- Ponding water that doesn’t drain away
- Blistering in felt or asphalt
How the survey changes by roof type
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
Flat roof survey in Westcott: what you get
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. We are often asked to look into gaps at upstands and abutments and loose or cracked edge trims, across upstands and outlets, felt flat roofs and GRP fibreglass.
Flat roofs on exposed homes in small places like Westcott take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the deck or joists are strong enough
- An exact number of years the roof has left
- Parts of the roof that are not safe to walk on or view
If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before booking. The full list of what we check.
What we look at
- Upstands and outlets
- Single-ply membranes
- GRP fibreglass
- Mastic asphalt
- Felt flat roofs
- EPDM rubber
Do you need a flat roof survey in Westcott?
Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.
Most people get in touch after spotting something like this:
- Damaged trims at the roof edge
- Cracked or split membrane
- Raised blisters across the surface
- Outlets choked with leaves and silt
The streets around a church such as Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems typically start.

Flat and commercial roofs around Westcott
Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 0.9 miles east lies Waddesdon Manor, a reminder of how long the area around Westcott has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Westcott Church of England School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For landlords with property near Aylesbury Vale Parkway station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Westcott is about 6 miles west of Aylesbury, in Buckinghamshire. We survey roofs in Westcott as part of our work across London and the South East. Westcott is one of the places in Buckinghamshire where we work. We also survey roofs in Oxford.
We work across HP18 for flat roof surveys and the streets around it. Whether your property is on High Street, Lower Green and Ashendon Road or anywhere close by, we can survey it. Nearby, we also carry out flat roof surveys in Waddesdon (1 mile east), Wormstone (2 miles east), Ashendon (2 miles south-west), Kingswood (2 miles north-west) and Upper Winchendon (2 miles south-east). Larger places within reach include Aylesbury (6 miles east), Buckingham (10 miles north), Elmhurst (6 miles east), Southcourt (7 miles south-east), Princes Risborough (10 miles south-east) and Haydon Hill (5 miles east).

What to let us know when you contact us
Getting the details right at the start saves time. Please include:
- The style of property, from a terrace to a block
- Any photos you have, taken from ground level or a window
- Why you want a survey: buying, a leak, a storm or new work
- Any stains, drips or damp patches you’ve seen indoors
Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we will recommend the right survey. The price is agreed up front.
What we do, step by step
After the inspection, everything we found is written up as a report with photos. As for time on site, it usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Westcott can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Have keys ready for side gates, garages or roof access doors
- Have any paperwork from past roof work to hand
- Mention any parking restrictions on your street

Related advice
Your questions about flat roof surveys in Westcott
Do you cover Westcott?
Yes. We work right across London and South East England, and Westcott is part of that. Just call 07833 053749 or email us and tell us about the property.
Do you cover smaller places like Westcott?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
Which days do you carry out surveys?
Surveys run on weekdays and at weekends. To arrange a date, phone 07833 053749 or send us an email.
What will the report tell me?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.
How long is the visit?
Expect it to take between one and two hours on an ordinary house, and about three to four hours for a commercial roof. You will then get the report by email, on the timescale of your package.
Why get it checked now?
Standing water on a flat roof rarely sorts itself out. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Finding the cause now keeps more options open. For an older or listed building in a place like Westcott, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.
Why us?
- Weekday and weekend surveys
- 5,000+ roofs surveyed
- Drone and thermal imaging surveys available
- Packages from £150, including VAT
