Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Carrying out the fix
  • Faults hidden behind ceilings or boarding
  • An intermittent leak that shows no trace on the day

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. The full list of what we check.

Roof leak investigation in Westcott: what you get

Older homes have more places for water to get in. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. Parapet walls and their gutters are looked at from wherever it is safe. Our report shows what we found, with photos. If you’re worried about damp on a chimney breast and brown rings on upstairs ceilings, a survey will tell you what’s going on.

Somewhere as small as Westcott, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you are thinking of an insurance claim. We check what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What affects the price in Westcott

We confirm the price for your survey before you book. This is what makes a difference:

  • The package you choose: Basic, Standard or Premium
  • Roof area
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office

Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Getting in touch

If you can, have these to hand when you contact us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where the property is, with the postcode
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside

When you’re ready to go ahead, call 07833 053749 or send us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

What we do, step by step

After the inspection, everything we found is written up as a report with photos. On timing, most surveys take about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Somewhere like Westcott needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Have keys ready for side gates, garages or roof access doors
  • Make sure the loft hatch can be reached

Roof leak investigations in Westcott: local notes

With Waddesdon Manor about 0.9 miles east, Westcott sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.

If you own a rental within reach of Aylesbury Vale Parkway station, a clear finding on where water gets in helps you brief a roofer right away. If you look after a building such as Westcott Church of England School, a leak through a large roof is often found some distance from where the water shows inside.

Westcott is about 6 miles west of Aylesbury, in Buckinghamshire. Roofs in Westcott get the same thorough look as anywhere else in Buckinghamshire. We cover towns and villages across Buckinghamshire. Oxford is in our area too.

Surveys in HP18 work the same way as everywhere else we cover. That includes homes and businesses on High Street, Lower Green and Ashendon Road. Close by, we survey roofs in Waddesdon (1 mile east), Wormstone (2 miles east), Ashendon (2 miles south-west), Kingswood (2 miles north-west) and Upper Winchendon (2 miles south-east). Within a short drive, we also cover Aylesbury (6 miles east), Buckingham (10 miles north), Elmhurst (6 miles east), Southcourt (7 miles south-east), Princes Risborough (10 miles south-east) and Haydon Hill (5 miles east).

Useful tips for Westcott property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Check whether pipes or tanks run near the stain
  • Keep water away from lights and sockets
  • Photograph the stain each time it appears
  • Let us know about any past repairs to the roof

If the leak turns out to be condensation, the report says so, with recommendations on ventilation. It saves chasing a leak that is not there.

Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.

Questions from Westcott

Do you cover smaller places like Westcott?

Yes, Westcott is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Westcott?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Can thermal imaging help find my roof leak?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we are allowed to reach.

Landlords, agents and block managers in Westcott

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, so they’re priced to suit.

What we’re asked to look at in Westcott

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.

A survey can pick up problems such as:

  • Stains around a skylight
  • Wet patches on loft insulation
  • Leaks below a flat extension roof
  • Condensation that looks like a leak

Take an older house close to Church of St Mary: the leak may come from a chimney, a valley or tired lead rather than the covering itself.
