Flat roof surveys for Wormstone homes and businesses

Flat roof surveys around Wormstone

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Waddesdon Manor, about 1 mile west, is one of the historic houses in the wider area around Wormstone. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If your home is one of the older ones in the streets near St Michael and All Angels' Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near Aylesbury Vale Parkway station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Wormstone is about 3 miles west of Haydon Hill, in Buckinghamshire. We survey roofs in Wormstone and the surrounding area as part of our work across London and South East England. Wormstone is one of the towns and villages in Buckinghamshire where we work. Oxford is in our area too.

About our flat roof survey in Wormstone

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. That gives you facts to raise with the seller or agent. We survey mastic asphalt, GRP fibreglass and felt flat roofs, and people most often book us about cracked or split membrane and blistering in felt or asphalt.

In a village or hamlet like Wormstone, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

How it works

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours for a house, and more on a big or complicated roof. Somewhere like Wormstone needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photos and recommendations, comes to you by email.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Look for standing water a day after rain
  • Check the outlets after the leaves fall
  • Keep clear of rooflights and fragile roof sheets
  • Note the date and type of any roof work

Landlords, owners and managing agents can keep the report as a dated record of the roof. It is useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we are asked to look at in Wormstone

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

It’s worth booking a survey if you’ve seen:

  • Blocked or damaged outlets
  • Dips that suggest the deck is deflecting
  • Blistering in felt or asphalt
  • Ponding water that doesn’t drain away

For site and facilities teams at buildings such as Waddesdon Church of England School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Questions to ask before you book

  • Whether you can ask questions once you have the report
  • Whether the loft space is looked at, where there is one
  • What the survey won’t cover
  • Which parts of the roof they’ll actually see

Wormstone: your questions answered

Is Wormstone within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Is Wormstone in the area you cover?

Yes. We work right across London and South East England, and Wormstone is part of that. You can call 07833 053749 or use the contact form with the address and a few details.

Do you use drones?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

How long will you be at the property?

It usually takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. The report follows by email.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Do you need to get into the loft?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Roof by roof

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
