About our pre-purchase roof survey in Wormstone
A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. The two sit side by side. We survey flat-roofed extensions and dormers, clay and concrete tiles and gutters and downpipes, and common reasons people get in touch are chimney mortar that has eroded and worn or lifted lead flashings.
Somewhere as small as Wormstone, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Checking the roof from ground level
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
What happens on the day
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two for a house, while a commercial roof takes nearer three to four hours. Somewhere as small as Wormstone, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You book once your offer is accepted and tell us the address and your timetable.
- We agree a time and how we will get in, including the loft.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a written report with photographs and recommendations, ready for you to use before exchange.
Before we arrive
- Dig out any old roof reports or invoices
- Have any questions written down, so nothing gets missed
- For flats, make sure roof access has been agreed

Advice
Your questions about pre-purchase roof surveys in Wormstone
How do I find out if my home in Wormstone is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you cover Wormstone?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
When is the best time to have the roof checked when buying?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find.
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Ask whether there are papers for past roof work
- Don’t leave it until just before exchange
- Tell us your exchange date as you book
- Notice patches of new decoration in top-floor rooms
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, especially where we have found patch repairs.
Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. Binoculars from ground level are enough for a first look.

Pre-purchase roof surveys in Wormstone: local notes
A number of Buckinghamshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. With Waddesdon Manor about 1 mile west, Wormstone sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
If you let a flat or house near Aylesbury Vale Parkway station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. The streets around a church such as St Michael and All Angels' Church are often among the oldest in a place, and if you own one of the older houses nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
