Common questions in Quainton
Is Quainton in the area you cover?
We do. The survey and report are the same in Quainton as anywhere else.
Do you cover smaller places like Quainton?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Is this an asbestos survey?
No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How long will you be at the property?
The visit typically takes an hour or two at a typical house, with time for the loft where it can be reached. We’ll give you an idea of timing when you book.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Does your survey replace a RICS home survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and does not cover the rest of the house.
Can you survey in bad weather?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
About our pre-purchase roof survey in Quainton
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. If you’ve noticed standing water on a flat extension roof and bitumen or mortar used in place of proper repairs, a survey will tell you what’s going on, on flat-roofed extensions and dormers, lead flashings and valleys and clay and concrete tiles alike.
Somewhere as small as Quainton, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
We keep jargon out of it: if work is needed, the report says so clearly.

Prices for pre-purchase roof surveys in Quainton
To price your survey, we look at:
- Whether thermal imaging or a drone is needed
- The type of building, from a house to a block or an office
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the exact price before booking.
What we need to know
Getting the details right at the start saves time. Please include:
- Photos of the roof, taken safely from ground level or a window
- Your postcode, so we can check access and travel
- The style of property, from a terrace to a block
- What made you get in touch
Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or send us an email.
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Don’t leave it until just before exchange
- Ask for loft access on the day
- Watch for stains or fresh paint on ceilings below the roof
- Let us know your timetable
If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.
The survey, step by step
Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for a house, and more on a big or complicated roof. You are welcome to ask questions while we’re there. In a hamlet or village like Quainton, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
Getting ready for the survey
- Mention any parking restrictions on your street
- Note where any stains or damp appear
- Keep pets inside or away from the areas we’re looking at
Book a survey
Getting a price is simple: just phone 07833 053749 or use the contact form, let us know about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
Advice
Different roofs, different checks
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We note them with photos so you can ask about them.
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.

Pre-purchase roof surveys in Quainton: local notes
Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Waddesdon Manor, about 2.3 miles south, is one of the historic houses in the wider area around Quainton. If you’re buying an older home nearby, it is worth knowing whether it is listed or in a conservation area before you plan any re-roofing. If you own a rental within reach of Aylesbury Vale Parkway station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Quainton is about 6 miles north-west of Aylesbury, in Buckinghamshire. We visit Quainton as part of our work across Buckinghamshire, for houses, flats and commercial buildings. Our area takes in places right across Buckinghamshire. We also survey roofs in Milton Keynes.
Postcode districts we cover here for pre-purchase roof surveys: HP22. If you need a pre-purchase roof survey at a property on Station Road, Cautley Close and Pigott Orchard or anywhere close by, we can survey it. We also cover the places around Quainton: Waddesdon (2 miles south), Wormstone (2 miles south), Westcott (2 miles south-west), Kingswood (3 miles west) and Upper Winchendon (4 miles south). For rail, the closest station is Aylesbury Vale Parkway station, roughly 4 miles south-east of the centre. What we’re asked to look at in Quainton
Viewings rarely include a proper look at the roof. You see the rooms, not the slates. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.
Signs worth acting on include:
- Blistered or split felt on a flat roof
- Worn or lifted lead flashings
- Sagging ridge lines or uneven roof slopes
- Signs of past leaks inside the loft
If you live in an older home near Church of St Mary and the Holy Cross, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
Before you book anyone
- Is there a chance to talk the report through?
- What they won’t be able to tell you
- When you’ll get the report
- Is VAT included in the price?
What you can safely check yourself
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
