Flat roof survey in Waddesdon: what you get

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. If you’ve noticed standing water left after rain and upstands pulling away from walls, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Waddesdon, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. The survey usually takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Waddesdon, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

Roof by roof

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. We view them from safe positions and photograph what we see.

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What a flat roof survey doesn’t cover

It is useful to know what a survey won’t do before you book:

  • A structural engineer’s assessment of the deck
  • Hidden layers beneath the covering
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

If in doubt, call 07833 053749 or drop us an email and we will recommend the right survey. What our survey covers.

Flat and commercial roofs around Waddesdon

Historic houses such as Waddesdon Manor, about 0.7 miles west, show how far back building in the area around Waddesdon goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Landlords with a home close to Aylesbury Vale Parkway station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Waddesdon Village Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Waddesdon is about 5 miles north-west of Aylesbury, in Buckinghamshire. In Waddesdon, as across Buckinghamshire, every roof gets the same careful survey. Across Buckinghamshire, we cover Waddesdon and the places around it. Oxford is in our area too.

Signs you need a flat roof survey in Waddesdon

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Things that frequently lead to a survey include:

  • Outlets choked with leaves and silt
  • Loose or cracked edge trims
  • Gaps at upstands and abutments
  • Dips that suggest the deck is deflecting

If you live in an older home near St Michael and All Angels' Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Questions to ask before you book

  • Whether VAT is in the quoted price
  • How they plan to inspect the roof safely
  • Will they check the loft as well as the outside?
  • When you will get the report

Your questions about flat roof surveys in Waddesdon

Is Waddesdon in the area you cover?

Yes, Waddesdon is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you cover smaller places like Waddesdon?

Yes, Waddesdon is on our map. A small place gets exactly the same survey as a big one.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How do I book a survey in Waddesdon?

It’s easiest to ring 07833 053749 or send us an email. Give us the address and some details about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Will this cover the whole house?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
