Need a roof survey in Ley Hill?

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Roof survey in Ley Hill: what you get

We survey roofs in Ley Hill and across London and the South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or send us an email. Common reasons to book are torn or sagging underlay and debris building up in roof valleys, across flat roofs, chimney stacks and ridges, hips and valleys.

In a village or hamlet like Ley Hill, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we can’t see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Walls, floors and services below the roof
  • A promise that the roof will not leak in future
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

How we price roof surveys

We confirm the price for your roof before booking. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • Building height and the viewpoints available
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The size of the roof

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

What we need to know

Before you get in touch, it helps to have:

  • Anything about access we should know
  • Your timetable, like an exchange date
  • Any marks or damp showing indoors
  • Pictures of the roof from a safe spot, if you have them

What we look for on each type of roof

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

Local roofs in Ley Hill

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Chenies Manor House, about 2.7 miles south-east, is one of the historic houses in the wider area around Ley Hill. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Chalfont & Latimer station, the gap between tenancies is a good time to have the roof looked at. Anyone responsible for a site like Ley Hill School will know that large buildings have long gutter runs and big roofs that need checking like any other. For an older house near a landmark like St George's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Ley Hill is about 2 miles east of Chesham, in Buckinghamshire. Surveys in Ley Hill work the same way as everywhere we cover: a careful inspection, photos and a written report. Ley Hill is one of the places in Buckinghamshire we cover. For surveys nearby, see our Milton Keynes page.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your questions about roof surveys in Ley Hill

Is Ley Hill within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Can a landlord with a rental near Chalfont & Latimer station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or email us with the address and a few details, including who will give access on the day.

Do you use drones?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is this a RICS survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

How long does a roof survey take?

It normally takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What we do, step by step

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, most surveys take roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Around Ley Hill, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Keep pets out of the way during the survey
  • If the roof is shared, arrange access with whoever manages the building
  • If it is not your property yet, arrange access through the agent

How to book

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or email us when you are ready.
