Need a storm damage roof report in Ley Hill?

Storm damage roof report in Ley Hill: what you get

Many policies treat gusts of about 55 mph as storm conditions, but it varies by policy. Check your own policy wording. Whether the weather met it is for your insurer. Our part is recording the damage to your roof and its likely cause. The report includes photographs of each area of damage, and you decide what to send. Insurers decide claims on their own policy wording. Typical surveys look at loose or broken chimney pots and cowls and flashings pulled away from walls or stacks, on ridges and hips, slate and tile slopes and flashings.

Being in a small place like Ley Hill makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How the survey works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey typically takes between one and two hours for most homes, depending on how much of the roof was hit. Somewhere like Ley Hill needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We view the roof from wherever it can be seen safely, including the loft where there is access.
  3. The damage is recorded with photographs, area by area.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. You get a written report you can pass to your insurer.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Check the loft hatch can be reached
  • If the roof is shared, arrange access with whoever manages the building

Advice

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Common questions in Ley Hill

Will you come out to Ley Hill?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Ley Hill listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed as you book.

What do I do if water is coming in?

A roofer should handle temporary protection. If it is safe, take photos before it goes on. We can record the damage in our report.

Are you loss adjusters?

No. We write an independent report, and you decide how to use it. The insurer may send a loss adjuster of its own.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you need a storm damage roof report in Ley Hill?

A storm frequently finds a roof’s existing weak spots. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. We record recent damage alongside older defects.

It’s worth booking a survey if you’ve seen:

  • Water coming in after the storm
  • Damaged gutters and fascias
  • Holes or cracks caused by debris
  • Lead lifted at abutments

If you look after a building like Ley Hill School, a leak through a large roof is often found some distance from where the water shows inside.

Questions to ask before booking

  • What insurance they carry
  • Which limits apply to the survey
  • When you will get the report
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a roof survey includes

What happens if roof problems are left?

Your policy may say how quickly you need to report damage. Check the wording and tell your insurer as soon as you can. Our report can then add a clear record. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How many separate roofs there are, like extensions, dormers and garages
  • Features like valleys, chimneys, dormers and parapets
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What we need to know

There is no need for technical words. Just tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from ground level or a window
  • When you need the report by
  • Access details, like a loft hatch or a shared roof

Booking is simple: just phone 07833 053749 or email us, let us know about the property and we will explain which survey suits. The price is agreed up front.

Landlords, agents and block managers in Ley Hill

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

What a storm damage roof report looks like in Ley Hill

A number of Buckinghamshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts. The wider area around Ley Hill has a long history of building, with Chenies Manor House about 2.7 miles south-east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Landlords with a home close to Chalfont & Latimer station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Take an older house close to St George's Church: the leak may come from a chimney, a valley or tired lead rather than the covering itself.
