Gutter surveys near Ley Hill

How a gutter survey works in Ley Hill

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey outlets and hoppers, parapet and box gutters and eaves gutters, and the problems we’re asked to look at most are leaves and moss blocking gutters and rotten fascias or stained soffits.

Older buildings in small places like Ley Hill may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Roof by roof

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it’s safe to see them. Missing lead is something we check for too.

Why get it checked now?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Spotting the problem early tends to mean a simpler fix. Where a roof is exposed, as many are in small places like Ley Hill, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.

Gutter surveys around Ley Hill

Historic houses like Chenies Manor House, about 2.7 miles south-east, show how far back building in the area around Ley Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Some villages in Buckinghamshire still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you own a rental within reach of Chalfont & Latimer station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Ley Hill School will know that large buildings have long gutter runs and big roofs that need checking like any other.

How we price gutter surveys

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone

All our prices include VAT. Gutter survey starts from £150, including VAT. We confirm the exact price before booking.

Helping us price your survey

Before you get in touch, it helps to have:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date
  • The style of property, from a terrace to a block
  • Whether there is a loft hatch, a shared roof or tricky access

If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, ring 07833 053749 or send us an email.

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Damage hidden inside walls or behind boards
  • Parts of gutters that can’t be seen safely
  • Blockages deep inside downpipes

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Eaves gutters
  • Downpipes
  • Valley gutters
  • Parapet and box gutters
  • Outlets and hoppers

How it works

After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, it typically takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Somewhere like Ley Hill needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch
  • Make sure we can get to the back of the property

Advice

Questions from Ley Hill

Does a conservation area affect roof work in Ley Hill?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover smaller places like Ley Hill?

Yes. Ley Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

What does a gutter survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, ring 07833 053749 or send us an email.

Do you use drones?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Is a CCTV drain survey included?

No. We check above-ground rainwater only down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

Is there a good time of year to book a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

Do you need a gutter survey in Ley Hill?

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before it causes more harm.

A survey makes sense if you’ve noticed:

  • Gutters packed with leaves or moss
  • Gutters that have fallen out of line
  • Hoppers and outlets full of debris
  • Fascia boards damaged by overflowing water

For an older house near a landmark such as St George's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
