Gutter surveys in Tyler's Hill

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Tyler's Hill, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Agree roof access with the managing agent if it’s shared
  • Jot down any questions you want answered

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Advice

Gutter surveys for homes and businesses in Tyler's Hill

Some gutters are easy to see from the street, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the loft space and from the roof where it’s safe. Hidden gutters are a common source of leaks inside. We survey parapet and box gutters, downpipes and valley gutters, and the problems we’re asked to look at most are overflowing valley or parapet gutters and choked outlets or hopper heads.

In a village or hamlet like Tyler's Hill, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Should I look at the roof myself first?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Different roofs, different checks

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it is safe to see.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

FAQs for Tyler's Hill

Will you come out to Tyler's Hill?

Yes, Tyler's Hill is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Tyler's Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Does the season matter for a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

What happens next?

You’ll get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Gutters out of sight from every safe vantage point
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before you book. What a survey covers and does not.

Roofs, chimneys and gutters in Tyler's Hill

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Chenies Manor House, about 3 miles south-east, is one of the historic houses in the wider area around Tyler's Hill. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

If you let a flat or house near Amersham station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near St George's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Look for green streaks or damp patches on walls
  • Keep climbers away from the eaves
  • Watch ceilings under valley gutters for fresh marks
  • Have gutters cleared at least once a year

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it does not, raise it with whoever did the job.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.

When to book a survey in Tyler's Hill

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Things that often lead to a survey include:

  • Downpipes that are split or coming away
  • Fascia boards damaged by overflowing water
  • Overflowing eaves gutters
  • Hoppers and outlets full of debris

Anyone responsible for a site like Ley Hill School will know that large buildings have long gutter runs and big roofs that need checking like any other.
