  • Blockages deep inside downpipes
  • Hidden sections we cannot view safely

Gutter survey in Hogpits Bottom

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. We survey valley gutters, eaves gutters and fascias and soffits, and the problems we are asked to look at most are brackets that have dropped or snapped and overflowing eaves gutters.

In a small place like Hogpits Bottom, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. You are welcome to ask questions while we’re there. Cottages and farmhouses around Hogpits Bottom often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare

  • If you are buying, check with the agent that we can get in
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed

Advice

Hogpits Bottom questions

Is Hogpits Bottom within the area you cover?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Hogpits Bottom?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.

Do you test soffits or gutters for asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so it can be checked before work starts.

Does the report include photographs?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

What do I do with the report?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do you survey underground drains?

No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we will tell you.

Signs you need a gutter survey in Hogpits Bottom

Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building as there is nowhere harmless for it to go. Lead is also a target for theft.

Problems we come across often include:

  • Joints that drip after rain
  • Water spilling over the gutter edge
  • Water backing up from a hidden gutter
  • Choked outlets or hopper heads

If you live in an older home near Church of St Mary Magdalene (Church of England), its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking any roof surveyor

  • When you’ll get the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which parts of the roof they’ll actually see
  • What’s outside the scope of the survey

Gutter surveys around Hogpits Bottom

Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Knowing the covering helps explain which parts of a roof are likely to need work first. Historic houses such as Chenies Manor House, about 2 miles south, show how far back building in the area around Hogpits Bottom goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
