What we cannot see

It is a careful look at the gutter, not the whole story. Its limits include:

  • Underground drains, which need a CCTV drain survey
  • Damage hidden inside walls or behind boards
  • Hidden sections we can’t view safely

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Gutter survey in Bovingdon: what you get

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. We survey on weekdays and at weekends. If you are worried about fascia boards damaged by overflowing water and leaking or loose downpipes, we can find out what’s behind it, on outlets and hoppers, valley gutters and parapet and box gutters alike.

Trees around homes in smaller places like Bovingdon drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

How we price gutter surveys

Not every roof costs the same to survey, and it comes down to:

  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

What to let us know when you contact us

What helps most when you contact us:

  • The property’s address and postcode
  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, like an exchange date

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, ring 07833 053749 or use the contact form.

Rented homes, blocks and businesses

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Look for downpipes coming loose
  • Include valley, parapet and box gutters when clearing
  • Get the gutters cleaned out every year
  • Have overhanging branches cut back

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Watch your gutters from the ground or a window during heavy rain. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

How the survey works

Safety comes first on every visit. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. Most visits take about one to two hours for a house, and about three to four hours for a commercial roof. Some parts of a survey depend on the weather, so a visit to Bovingdon is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at

Advice

Gutter surveys in Bovingdon: local notes

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Chenies Manor House, about 3.2 miles south, is one of the historic houses in the wider area around Bovingdon. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Take an older house close to Church of St Lawrence: old fixings, lead flashings and tall chimneys are typical of older roofs. Take a building like Bovingdon Primary Academy: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Hemel Hempstead station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What we look for on each type of roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets where it’s safe to see them. Missing lead is something we check for too.
