About our new roof snagging in Tyler's Hill

The best time for snagging is before the final payment, while the roofer is still on hand. If that is passed, it’s worth checking before a defects or warranty period ends. That leaves time to raise what we find. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. We survey ridges and verges, new flat roofs and replacement roofs, and the problems we’re asked to look at most are poorly finished verges and damage to other parts of the building.

Somewhere as small as Tyler's Hill, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The report records the new roof as we found it on the day. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

How we price new roof snagging

Prices always include VAT. The things that change the price are:

  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium
  • Any need for thermal images or a drone flight

To find out what your survey will cost, ring 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved
  • How the loft is reached, if there is one
  • Any stains, drips or damp patches you’ve seen indoors

To book a survey, ring 07833 053749 or use the contact form with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Tips that help

A little preparation and a few simple habits help. Some pointers:

  • Check that gutters weren’t left full of offcuts
  • Tell your roofer the work will be inspected
  • Watch for drips in the roof space with care
  • Keep warranty papers safe

Your roofer can use the report to put the snags right. If there’s a dispute, it is between you and your roofer or builder, and our part is to report what we see.

File the contract, invoices and warranty papers in one place. Add the snagging report to it.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we’ll plan the survey around it.

Honest limits

A survey is a proper look at the new roof, but it can’t do everything. Its limits include:

  • Fixings and underlay hidden under the coverings
  • Whether the roof will leak in future
  • Settling a dispute with your roofer or builder

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we look at

  • Replacement roofs
  • Ridges and verges
  • Loft conversions and dormers
  • Flashings and valleys
  • New flat roofs
  • New-build homes

How it works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a small place like Tyler's Hill, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree what to focus on, like a payment date or a warranty period ending.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Let us know about any leaks, stains or damp patches you know of
  • Have keys ready for side gates, garages or roof access doors

What we look for on each type of roof

Clay and concrete tiles

Interlocking tiles need to sit neatly in line. Any that look wrong go in the report.

Underlay and ventilation

Roof ventilation reduces the risk of condensation. We check for vents where they’ve been fitted.

Tyler's Hill homes and their roofs

Thatch survives on some older buildings in Buckinghamshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Historic houses such as Chenies Manor House, about 3 miles south-east, show how far back building in the area around Tyler's Hill goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Amersham station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as St George's Church are often among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
