Pre-purchase roof surveys near Ley Hill

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Give your solicitor a copy of the report
  • Look for fresh paint on upstairs ceilings at viewings
  • For a flat, check who is responsible for the roof
  • Mention any deadline when you get in touch

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Pre-purchase roof survey in Ley Hill

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. If airspace rules or the weather rule out a flight, we’ll say so and inspect from every other safe vantage point. Typical surveys look at flashings that have lifted or split and damp timbers or stains in the loft, across clay and concrete tiles, natural slate and the roof space.

In a village or hamlet like Ley Hill, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Surveys for landlords and agents in Ley Hill

Freeholders and residents’ companies use a roof report to plan and budget.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

How the survey changes by roof type

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Your questions about pre-purchase roof surveys in Ley Hill

Is Ley Hill in the area you cover?

Yes. Our area covers London and South East England, and Ley Hill is part of that. Just call 07833 053749 or send us an email and tell us about the property.

Do you cover smaller places like Ley Hill?

Yes, Ley Hill is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Does someone need to be in?

That depends on the survey. For inside areas and the roof space, someone has to give us access.

Will you need to get into the loft?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is typically arranged through the agent or seller.

Buying a home or a new roof in Ley Hill

Some villages in Buckinghamshire still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. With Chenies Manor House about 2.7 miles south-east, Ley Hill sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Chalfont & Latimer station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church like St George's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the house (that is a RICS home survey)
  • How a seller will respond, or what the house is worth

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. The full list of what we check.

What we look at

  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Natural slate
  • Gutters and downpipes
  • The roof space
  • Chimney stacks

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What happens on the day

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Ley Hill, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Tell us about parking before the day
  • Unlock side gates and any roof access doors
  • Buyers: confirm access with the estate agent or seller
