Pre-Purchase Roof Survey in Lye Green
Pre-purchase roof surveys in Lye Green, with over 20 years’ experience behind it. You get a clear report with photographs.

How the survey changes by roof type
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it often give out first. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Where pegs have rotted, tiles can slip.
Pre-purchase roof survey in Lye Green: what you get
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side if you want the fullest picture. We survey chimney stacks, clay and concrete tiles and the roof space, and the problems we’re asked to look at most are lead that has worked loose at a wall or chimney and damp timbers or stains in the loft.
Somewhere as small as Lye Green, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Common questions in Lye Green
Is Lye Green within the area you cover?
Yes. Lye Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Does a conservation area affect roof work in Lye Green?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Does your survey replace a RICS home survey?
No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Do you go up on the roof?
Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
Will you need to get into the loft?
If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we can’t get in, the report says so.
Checking the roof from ground level
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
How the survey works
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey normally takes an hour or two for a house, and more on a big or complicated roof. Somewhere like Lye Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- For a flat or shared roof, check access with whoever owns or manages the building
- Unlock side gates and any roof access doors
- Keep pets out of the way during the survey
Book a survey
If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.
Advice
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Find out whether the roof has been replaced or patched
- Watch for stains or fresh paint on ceilings below the roof
- Let us know your timetable
- Pass the findings to your conveyancer
If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, which makes quotes easier to compare.
Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
Pre-purchase roof surveys around Lye Green
With Chenies Manor House about 3.8 miles south-east, Lye Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

When to book a survey in Lye Green
Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. We note what we see so you can ask about it.
It is worth booking a survey if you’ve seen:
- Sagging ridge lines or uneven roof slopes
- Flashings that have lifted or split
- Signs of past leaks inside the loft
- Blistered or split felt on a flat roof
If your house is among the older ones in the streets near St George's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

- Their drone registration, if they fly one
- How they plan to inspect the roof safely

Leave it or get it looked at?
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now, whatever anyone remembers. Older cottages and farmhouses around Lye Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.
