Questions from Orchard Leigh
Is Orchard Leigh within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
How do I find out if my home in Orchard Leigh is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you climb onto the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.
How long have you been surveying roofs?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
How long does a roof survey take?
Allow about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.
Roof survey in Orchard Leigh: what you get
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. If you’re worried about loose ridge or hip tiles and lifted, split or missing lead flashings, we can find out what’s behind it, on flat roofs, clay and concrete tiles and the roof space alike.
Somewhere as small as Orchard Leigh, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What you can safely check yourself
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we will plan the visit with that in mind.
Different roofs, different checks
Natural slate
Slate is one of the most durable roof coverings, but its nails frequently corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. Loose ridges and gaps in the mortar are recorded.
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around Orchard Leigh often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
Before the survey
- If you’re buying, check with the agent that we can get in
- Unlock side gates and any roof access doors
- Agree roof access with the managing agent if it’s shared

Leave it or get it looked at?
Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. Around Orchard Leigh, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Local roofs in Orchard Leigh
Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Chenies Manor House, about 3.6 miles south-east, is one of the historic houses in the wider area around Orchard Leigh. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
If you let a flat or house near Berkhamsted station, the gap between tenancies is a good time to have the roof looked at. If yours is one of the older homes in the streets near St George's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building like Ley Hill School, large buildings have long gutter runs and big roofs that need checking like any other.

What a roof survey doesn’t cover
It is a careful look at the roof, not the whole story. Its limits include:
- Whether the roof structure meets design loads
- A full building survey of the property
- A promise that the roof won’t leak in future
If in doubt, call 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.
