Hogpits Bottom Roof Survey
A careful look at the roof at your property in Hogpits Bottom, and put it all in a photo-illustrated written report.
- Flashings that have come away from the wall
- Standing water on a flat roof
- Cracked mortar along the ridge
What we are asked to look at in Hogpits Bottom
Weather is the main thing that wears a roof down. Strong gusts work at anything that isn’t firmly fixed, and rain finds any gap it can. Small faults that start this way grow over time.
A survey makes sense if you’ve noticed:
- Water stains on rafters and ceiling joists
- Leaning or weathered chimney stacks
- Cracked or blistered flat roof coverings
- Debris building up in roof valleys
Take an older house close to Church of St Mary Magdalene (Church of England): its chimney, valleys and lead work are likely to be the parts that need attention first.
What to check before booking
- Which viewpoints they use to see the roof
- What follow-up you get after the report
- Their track record with similar roofs
- What the report includes, and whether it has photographs
Roof survey in Hogpits Bottom
There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. If you’re worried about condensation or damp timbers in the loft and valley linings that have cracked or split, a survey will tell you what’s going on, whatever the roof.
In a small place like Hogpits Bottom, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.
The report is written in plain words, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put in order of urgency where relevant.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or use the contact form.
Before and after the survey
You do not need to be a roofer to help. What helps most:
- Keep a record of damp patches and dates
- Have details of recent roof work to hand
- Include dormers, porches and garages when booking
- Clear the loft hatch area before we arrive
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that is not clear.
Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
Leave it or get it looked at?
Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. Older and listed buildings around Hogpits Bottom may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Questions from Hogpits Bottom
How do I find out if my home in Hogpits Bottom is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can a landlord with a rental near Chalfont & Latimer station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just phone 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.
Does this replace a RICS home survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Can you inspect my roof with a drone?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
How soon is the report ready?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
How the survey works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Somewhere like Hogpits Bottom needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- You tell us about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Let us know about any leaks, stains or damp patches you know of
- Let us know where we can park nearby
How to book
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.
Advice
Roof by roof
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
Flat roof coverings
A felt roof often lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.
Hogpits Bottom homes and their roofs
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Historic houses such as Chenies Manor House, about 2 miles south, show how far back building around Hogpits Bottom goes. If yours is one of the older homes, the roof may have been repaired many times, and the survey records how each part is holding up. If you let a flat or house near Chalfont & Latimer station, a dated record of the roof is useful when planning maintenance across a let.
