Independent roof surveys in New Zealand

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around New Zealand often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Advice

How a roof survey works in New Zealand

There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on any day of the week, so it is easy to find a day that suits. We survey natural slate, ridges, hips and valleys and chimney stacks, and the problems we’re asked to look at most are blocked, sagging or leaking gutters and leaning or weathered chimney stacks.

Somewhere as small as New Zealand, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What we can’t see

It is useful to know what a survey will not do before you book:

  • A structural engineer’s report
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. What our survey covers.

What this survey covers

  • Natural slate
  • Lead flashings
  • Chimney stacks
  • The roof space
  • Flat roofs
  • Ridges, hips and valleys
  • Clay and concrete tiles

What a survey costs

Several things affect the price of a survey:

  • The use of thermal imaging or a drone
  • Roof area
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own

Prices quoted always include VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

A little information up front helps. Please include:

  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

Booking is simple: just phone 07833 053749 or send us an email, let us know about the property and we’ll point you to the right survey. The price is agreed up front.

Practical tips

From years of surveys, a few habits stand out:

  • File the report with your home documents
  • Look for debris in the garden after high winds
  • Clear the loft hatch area before we arrive
  • Ask about a flat roof on an extension or garage too

File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

FAQs for New Zealand

Does a conservation area affect roof work in New Zealand?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Aylesbury station?

Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and let us know about the building.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we will say so. We do not provide structural calculations.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Can you survey at the weekend?

Surveys run on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.

How long does the visit take?

Allow about 1–2 hours for most homes, depending on how many separate roofs there are. We will give you an idea of timing when booking.

Can you survey a roof I share with a neighbour?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Local roofs in New Zealand

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. A number of Buckinghamshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Aylesbury station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you run a business near Friars Square, a roof report helps plan work around trading rather than after a leak. Take an older house close to St Peter's: old fixings, lead flashings and tall chimneys are typical of older roofs.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
