New Zealand Thermal Roof Survey
We take a careful look at the roof at your property in New Zealand, with photographs and a written report.
- Leaks far from where the stain appears
- Heat escaping through the roof
- Water getting in at parapets and stacks
About our thermal roof survey in New Zealand
Thermal imaging can also show where a roof is losing heat. Gaps in loft insulation and poorly insulated areas can stand out on the images. The difference shows most clearly when it is warm inside and cold outside. Our report points out what the images suggest and where to look more closely. We do not give energy ratings or heat loss calculations. Common reasons to book are cold spots on ceilings under the roof and heat escaping through the roof, across ceilings below the roof, loft conversions and insulated roof spaces.
In a village or hamlet like New Zealand, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first, and the journey is planned beforehand. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What this survey can’t tell you
A survey is a proper look at the roof, but it cannot do everything. Its limits include:
- An energy rating for the building
- Proving moisture from the images alone
- Whether the deck or roof structure is strong enough
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.
What this survey covers
- Ceilings below the roof
- Flat roofs
- Commercial roofs
- Insulated roof spaces
- Pitched roof slopes
- Loft conversions
New Zealand: your questions answered
Is New Zealand within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover New Zealand?
Yes, New Zealand is one of the places we work. The survey and report are the same in New Zealand as anywhere else.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How many surveys have you done?
More than 5,000 surveys over 20+ years.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Is this a RICS survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
The survey, step by step
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take about 1–2 hours on an ordinary house, and longer for a large or complex roof. Somewhere like New Zealand needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- We back up the thermal patterns with moisture readings.
- You get the report the same day, with an in-person consultation to follow.
Preparing for the visit
- Dig out any old roof reports or invoices
- Let us know about parking near the property
- Leave a clear route to the loft

How we price thermal roof surveys
Prices vary from roof to roof, and it comes down to:
- How big the roof is
- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can be seen safely
- How many separate roofs there are, such as extensions, dormers and garages
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Thermal roof survey starts from £400, including VAT.
Helping us price your survey
When you call or email, these details help:
- Photos of the roof, taken safely from ground level or a window
- The property’s address and postcode
- Where water is showing inside, if it is
- The reason for the survey, such as buying, a leak or storm damage
Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we will point you to the right survey. We confirm the price before anything is booked.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email.
Different roofs, different checks
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.
GRP fibreglass roofs
GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.
Thermal roof surveys in New Zealand: local notes
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
If you look after a building like Elmhurst School, a drone or thermal camera can show a large roof in a single visit. Shop and office owners around Friars Square may find that large commercial roofs are often easiest to see from above or with a thermal imager. Take an older house close to St Peter's: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
New Zealand is about 1 mile west of Elmhurst, in Buckinghamshire. Houses, flats, blocks and commercial buildings in New Zealand can all book thermal roof surveys, with a written report and photographs every time. Across Buckinghamshire, we cover New Zealand and the places around it. For surveys nearby, see our Milton Keynes page.
Here we cover the HP19 and HP20 postcode area for thermal roof surveys. If you need a thermal roof survey at a property on Dunsham Lane, Drayton Road and Cannock Road or a nearby road, we can help. We also cover the places around New Zealand: Elmhurst (1 mile east), Aylesbury (1 mile south), Watermead (1 mile north-east), Quarrendon Estate (1 mile west) and California (1 mile south). Within a short drive, we also cover High Wycombe (14 miles south), Chesham (12 miles south-east), Buckingham (14 miles north-west), Amersham (14 miles south-east), Princes Risborough (7 miles south) and Haddenham (6 miles south-west).
Around New Zealand
We work in homes and buildings around The New Zealand pub, Buckinghamshire UTC and The PACE Centre, among other places. New Zealand’s nearest station is Aylesbury station, roughly 0.8 miles south of the centre. Well-known places in the area include Royal Buckinghamshire Hospital (within half a mile south) and Dinton Castle (3.8 miles south-west).

Leave it or get it looked at?
Thermal images can suggest the extent of wet areas without cutting into the roof. That helps you and your roofer decide what really needs replacing. Older and listed buildings around New Zealand may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Prices start from £400, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.
